Our services are tailored to meet our client's unique needs. We become intimately familiar with your prototypes and your internal delivery processes.

We are most often called upon to conduct a site investigation or pre-closing due diligence for a specifically identified site. Our Site Investigation Report provides our clients the information they need to determine if the subject site can be feasibly developed to meet their needs. We analyze existing and required zoning, determine all necessary approvals and site development requirements for building setbacks, required parking and landscaping, architectural design standards, permissible signage, drainage and relevant building and fire codes. We deliver a detailed report that provides our clients everything they need to know to develop their site, including a project timeline and fee budget.

We also offer brokerage and brokerage management services to assist our clients in site location and qualification. With general guidance from our clients as to preferred markets and locations, we work to find the best possible sites. Although we most commonly locate single user sites, we have also managed the site assemblage process for large multi-use developments.

Many of our clients ask us to utilize our information and contacts from the site investigation to obtain all required project entitlements. In these cases we sometimes handle the entire process, but many times we coordinate the other members of the development team while maintaining regular communication with the involved governmental entities. We regularly represent our clients at public hearings to secure zoning changes or Use Permits.

Some of our clients prefer us to assume a full project management role. In such cases, we qualify and select all necessary consultants to form the project team. We then coordinate their work within the established project budget and manage the entire process from conceptual design to construction. With our affiliated general contractors and development partners, we are able to offer a full range of services including Design-Build, Build to Suit and Construction Management.
